Availability & Floorplans

  • Can I be added to a waitlist if no units are available?

    We can add a prospect to a waitlist through Knock under preferences.

  • Are there short-term or flexible lease options available?

    Yes, our short terms are 3- to 15-month leases.

  • Do prices change based on lease term or floor plan?

    Yes, prices are subject to change based on move-in date, floor plan, and lease terms.

Application & Leasing

  • What is the application process and timeline?

    When the applicant has processed the application, a leasing agent will send an email with the list of documents needed to get final approval, which can take from 42 to 72 hours.

  • What documents are required to apply?

    Government ID, proof of income, and rental verification.

  • Can I lease an apartment without an in-person visit?

    Yes, applicants can apply online without touring the property.

Fees & Payments

  • What fees are due at move-in and what fees are due when I apply (application, admin, deposit)?

    Fees at move-in: rent, additional fees, pet fee, and pet deposit, if applicable. When applying, the application fee, admin fee, and deposit must be paid within 72 hours.

  • Are there additional monthly fees (pet rent, parking, amenities)?

    Yes, pest control, valet trash, boiler meter fees, and reimbursement other.

  • What payment methods are accepted?

    Online through Bilt, personal check, and certified funds.

  • Are late fees charged for late rent, and when?

    Yes, late fees apply on the 4th of every month.

Resident Policies

  • What is the guest policy?

    Anyone not listed in the lease cannot stay in the apartment for more than 2 days in one week without our prior written consent, and no more than 4 days in any one month.

  • What is your smoking policy?

    We are a non-smoking community.

Amenities & Community Features

  • What are the hours of operation for amenities (pool, gym, clubhouse)?

    Amenities are available 24/7, except the pools, which close at 10 pm.

  • Are there community events or resident programs?

    We conduct resident events. Please contact leasing office for more details.

Parking & Transportation

  • Are parking permits required?

    No, parking permits are not required at Olympus at Memorial.

Utilities & Services

  • How do I set up electricity, water, and internet?

    Residents are responsible for setting up their own utilities. However, water is billed through our Conservice billing.

  • What internet or cable providers service the community?

    We do not have an exclusive provider; residents can bring their own provider.

  • Is renters insurance required?

    Yes, renters' insurance is required.

  • Is trash, recycling, and pest control provided? If yes, what are the fee costs?

    Pest control $5 per month, valet trash $25 per month.

Maintenance & Community Support

  • Is emergency maintenance available 24/7 and how do I submit an emergency maintenance request?

    Emergency maintenance is available. The resident should call the office phone number, select option #3, then #2, describe the emergency, and provide the unit # and a good contact number for a call back.

Move-In & Move-Out

  • How do I schedule my move-in date and time?

    Our leasing agent will send a welcome letter via email with a set time for move-in and will list any additional information prior to move-in.

  • What is the move-out notice period?

    We require a written 60 day notice to vacate.

Accessibility

  • Are accessible (ADA) apartments available?

    No, Olympus at Memorial does not currently offer ADA-accessible apartments. Please contact our leasing office with any accessibility questions.
